Our Estate Management package incorporates many of the same aspects as our Block Management service, with the only major difference being that Estate Management focus generally relates to the management of external shared spaces and facilities such as communal grounds and car parks, private drives, play areas, swimming pools, tennis courts etc.

Our team are well versed in the difference between Estate Management and Block Management and indeed the various different challenges which you can face with Estate Management, such as the frequent involvement of Freehold properties and a misconception that such properties are not bound by similar restrictive covenants or obligations to those found in leases.

Cyclical Maintenance

Arranging the necessary regular contracts for cleaning, window cleaning, grounds maintenance and other cyclical maintenance where required.

Reactive Maintenance

Arrangement of reactive repairs, when required to a variety of service charge maintained assets.

Management of Utilities

Arrangement of Utility contracts. We utilise a broker service to review the market at the point of renewal to provide us with the best current option available to them.

Compliance Management

Management of Fire Risk Assessments and Asbestos Reports, with reviews and updates taking place in line with the recommendation of the relevant parties.

Financial Management

Total Financial management including collection of Service Charges, Credit Control for pursuance of arrears, supplier invoices, production of Service Charge budgets, year end forecasting as well as preparation of year end accounts package for accountants.

Major Works

We oversee the arrangement of Major works and the necessary consultation. Where specialist advice or intervention may be required, we have the necessary contacts to ensure that the right advice and support which our clients may require is available to them.

Access to Client Portal

Our client portal grants access to a property owners individual account which provides them with their up to date balance, access to their individual statement and other important documents as well as providing a function for reporting maintenance issues.

We are a ground rent investment company with just short of 50,000 ground rents. Among these are a number of blocks of flats, where we delegate day to day management to local agents. Included in these are around 400 units in the Kidderminster area.

We have formed the view from our dealings with Michael, that he is highly competent and knowledgeable, as well as being possessed of a wealth of experience in this field. He has dealt admirably with some pretty awkward sites among our developments, where Mike alone seems to have the customer service skills suited to the task. We have been impressed.
